Adsense Earning Niche Website For Sale

I'm selling my niche website which is monetized through Adsense. Please read the following details carefully. All questions should have their answers below:

Selling a .com micro niche website about a particular brand of a bathroom fixture.
It's an EMD or exact match domain/keyword site, so to protect the niche/site itself, I won't divulge the domain.

Exact match/site rank in Google - 20
Search Competition - 217,000
CPC on Adwords - $0.88
Number of published pages - 2 I'm quite lazy on this. but surprisingly, it's earning.

Page views as of June 26, 2014 - 82 page views
Adsense Earnings as of June 26, 2014 - $8.57


Domain is registered at Godaddy. I bought it March 2013 but was only touched and put work into it last Jan 2014. I was surprised that even just the homepage alone, it was already earning.

The site's potential:
As you can see from the stats above, the site lingers at the 20-30 rank. If you're an SEO expert and have the tricks to put a website on the 1st page of Google, there's a huge potential for this site. But if you're lazy to put extra work on it (just like me), it will still earn. Please note also that the website has a high conversion or CTR. So there's still potential to increase earnings if you could boost its rank.

What's the domain name?
Sorry, I won't tell except for the final buyer who have already paid. I will also accept 50% non-refundable down payment to divulge the domain name to a prospective buyer.

Again, I would not divulge the domain to protect the buyer or future owner of the website. Since it's an EMD/keyword site, anyone could just buy a similar domain with the .net/.org or any other extension and outrank this site.

Reason for selling: I just needed extra cash at the moment. So this is a sacrificial sale since I haven't seen the full potential of this website.
