Is this right for CPC and MAF sites?

I'm having a bit of brain-freeze here as I've stumbled on some amazing kws. OK, I've bought the domain (EMD).

I have 13 keywords that are almost all $5-25 CPC. Adding up all of the searches and the total CPC = 18,083 @ £70.32pm
Assuming 40% of the traffic (lowest case) and 40% of the CPC =
7,233 @ £28.12
I have a theme that brings in 5% CTR all of the time and has done for over 6 months now, so that makes it:
361 clicks per month and even if you half the CPC again that still comes out at £5,075 per month for an Adsense only site.

Is this correct? You can see why I need to check as this is a good amount of money. It's late, I've been working for 15 hours today and I'm simply needing someone to either tell me yes or no if I've got that right.

There are several problems. How did you find out it has 18,083 searches per month ? These are exact search or general. Usually you get those high value clicks only for visitors from US and Canada. How many from those 18,083 are from those countries ? Also what about the top 10 search engine result for your keyword. Can you beat other sites are at least rank at 4-5 ?

It is a very specific niche and the 18k comes from exact matches from 13 keywords (added together as I want to get a general idea of the income I could get). The traffic is 40/60 US/UK. The top 10 searches for each keyword are easy. They only have domain age as their benefit and few backlinks (some have higher some don't depending on the kw).

I'd like to think I can hit at least #2 for all 13 keywords. I have a fair bit of SEO knowledge and an SEO consultant that helps me out on tricky kws as he has Xrumer, SEnuke X, AMR and many more tools as well as lots of indexing tools.

....I kinda answering my own question here but last night I was tired and needed some clarity :) It's a niche I'm deeply interested in anyway so even if it only makes £10 a month I'll be happy as it's something I like writing about (I'm a full-time SEO content writer by the way).
